Cambridge Town Hall Remediation

Project Overview

A heritage fire safety upgrade for a landmark building (est. 1909). As the specialist subcontractor, we modernized the fire protection systems for the stage and storage areas while the facility remained fully operational.

Our Scope of Work

We delivered a comprehensive passive fire package designed to meet stringent safety and structural integrity standards:

Service Penetrations: Expert fire-stopping for electrical cabling, plumbing (PEX), and HVAC ducting.

Fire-Rated Ceiling Systems: Precision installation of GIB Fyreline® combined with high-density mineral wool to fill frame voids and top plate junctions.

Specialized Sealing: Application of Ryanfire systems to all critical construction gaps and joints.

Technical Excellence & Problem Solving

The Challenge: During the PEX pipe installation, we encountered restricted space with a maximum nog cut of only 25mm—insufficient for standard fire collars.

Our Solution: Instead of halting progress, we proactively collaborated with the Fire Engineer to design and implement a bespoke, tested solution. Treat top nog as top plate, fire rated udnerside of top nog, fill the frame voids between top nog and top plate. This ensured the FRR 60/60/60 rating was maintained without compromising the architectural constraints.

Standards: Fully compliant with AS 1530.4 and AS 4072.1.

Systems: Authorized installers of Ryanfire Systems.

Digital QA: Every installation is digitally logged and mapped for precise location tracking.
